Pages per municipality and type, without duplicate content

Create a page for each municipality and type where you have listings and actively work. No more. Google has nothing against municipality pages, only against near-identical pages that exist just to rank. With current listings and original text for each municipality, you stay on the right side.

Why pages per municipality work

People search for what they want and where: "apartment for sale in Hasselt", "house to let in Lommel". A page that shows exactly that matches their search.

A search filter on your listings page shows the same properties. But such a filter usually has no title of its own, no text of its own and no fixed address. A municipality page has all three.

Think of districts too. Someone who wants to live in Kessel-Lo doesn't always search for Leuven. A page that names the district fits that search better.

Stay realistic, though. For "house for sale" in a large municipality, portals and big chains take the top spots. Your chances are better on specific combinations of type and municipality.

Where Google draws the line

Google draws the line at pages that exist only to rank. In Google's spam policies, that is called "doorway abuse".

Google describes it as sites or pages created to rank for specific, similar searches. They send visitors to intermediate pages that are less useful than the final destination. Three examples from the policy hit estate agents directly:

  • Domain names or pages targeting specific regions or cities, which funnel visitors to one page.
  • Largely similar pages that look more like search results than a clear, browsable structure.
  • Pages that exist only to send visitors to the usable part of a site.

Google also names "scaled content abuse". That includes producing many pages with generative AI that add no value for the visitor.

So the risk is not a sentence that appears on two pages. It is a series of pages that differ only in the municipality name. A simple test: would you create the page if Google didn't exist? If it shows listings and explanations that genuinely help a visitor, you're fine.

How many pages make sense

As many as there are combinations of type and municipality where you have listings and actually work. No single number fits every agency.

SituationCreate a page?
You have listings of that type in the municipality and you work thereYes
You work there, but have no listings of that type right nowOnly if you have something useful to say about it
The municipality is outside your areaNo
A district with no listings or story of its ownNo, include it on the main municipality's page

Start with your core municipalities and the types you sell and let most. Expand as your listings and your area grow. A smaller set of strong pages does more than a hundred empty ones.

What belongs on such a page

A municipality page is a real page for someone who wants to buy or rent in that municipality. It needs four blocks.

  1. Current listings. The properties of that type in that municipality, straight from your estate agency CRM.
  2. Original text about the municipality. Neighbourhoods, amenities, the kind of homes. Not text you could paste onto every page.
  3. Local knowledge. What only you know. Which streets are in demand, where new builds are coming, how the market is moving right now.
  4. Contact. Your office, the estate agent for that area and a button to book a viewing or a valuation.

Give each page its own title and its own meta description. The same meta title everywhere is a classic mistake on estate agency websites.

How Habbi builds them

Habbi, Salamander's website platform, builds findability pages per type and municipality. Think "apartment for sale in Hasselt" or "house to let in Genk".

  • Listings from your CRM. Your properties sync automatically with your CRM. Habbi works with any estate agency CRM: Mason, Whise, RealSuite, Zabun, Omnicasa, Sweepbright and others, including your next one.
  • Text based on the intake. AI writes the text for each page from a context we build together during the intake: your area, your speciality, your knowledge of the municipalities.
  • Structured data for every property. This helps Google read your properties correctly.

AI doesn't write property descriptions. They come unchanged from your CRM.

Google warns against large volumes of AI text without human oversight. That's why everything starts from your context. The better your intake, the more your pages sound like an estate agent who knows the municipality.

How many municipalities should I include?
The municipalities where you have listings and actually work. Start with your core municipalities and expand as your listings grow. Leave out municipalities outside your area.
Can the text be similar on every page?
A fixed structure is not a problem. Pages that differ only in the municipality name are. Give each page its own listings, its own text and local knowledge.
How long before they rank?
Nobody can promise you that. It depends on your municipality, the competition and the quality of your pages. Track it in Google Search Console and compare months, not days.
