What does a website for an estate agency in Belgium cost?

An estate agent website costs more than a standard business site. It has to talk to your property CRM, show your properties and bring in leads. At Salamander, a property website on Habbi costs €249, €499 or €749 a month, excl. VAT, with no set-up fee.

The short answer

The price of a property website depends on two things: what the site has to do and how you pay. A site that only introduces your agency is a very different thing from a site that shows all your listings and puts every enquiry into your CRM.

You won't find many fixed prices for property websites online. Usually you get a tailored quote. That makes comparing hard, because every quote counts different things.

We do show our prices. A website on Habbi costs €249, €499 or €749 a month, excl. VAT. That covers the build, the integration with your property CRM and maintenance. There is no set-up fee.

The rest of this article helps you read every price correctly, including those of other builders.

Why a property website costs more than a standard website

A property website is not a business card. It is a system that fetches, shows and sends back data every day. That work is in the price.

A standard business site has a few fixed pages. You write them once and tweak them now and then. A property website changes every day. A property is added, a price drops, a house goes under offer, an apartment is let. The site has to follow all of it, without anyone at your agency entering anything twice.

Five components make the difference:

ComponentWhat it doesWhy it takes work
Integration with your property CRMProperties and agents come in automatically from Mason, Whise, RealSuite, Zabun, Omnicasa, Sweepbright or another CRM.Every CRM works differently. The integration has to keep working, even when the CRM changes something itself.
Search filtersYour visitor searches by municipality, type, price and number of bedrooms.Filters have to be fast, even with hundreds of properties, and above all on mobile.
Property pagesEvery property gets its own page with photos, plans, documents and a form.Every page has to build correctly from your CRM data and be findable on Google.
Lead flowsAn enquiry, a viewing or a valuation goes to the right agent and into your CRM.Every lead has to arrive. A form that fails silently costs you clients.
Search landing pagesPages per type and municipality, such as "apartment for sale in Hasselt".They need their own content and have to grow with your listings.

There's more: 70 to 80% of visitors to a property website come on mobile. So each of these components has to work on a small screen first. That takes more design and more testing than a site mostly viewed on a laptop.

Having a property website built is mostly having an integration built. The design is what you see. The integration is what saves you time every day.

One-off or monthly: the models side by side

You pay for a property website in two ways: once for the build, or monthly for build and management together. With a one-off payment, maintenance almost always comes on top.

ModelWhat you payWhat you getWhat to watch
One-off build with maintenance contractA sum for the build, then a fixed amount per month or year for maintenance.A site built at one fixed moment. The contract covers part of the maintenance. What counts as maintenance, and what becomes an extra invoice? New features are usually not included.
One-off build, self-maintainedA sum for the build. You arrange hosting and changes yourself.A site you have to keep up yourself.Updates, security and the CRM integration become your concern.
Subscription with fixed monthly priceOne amount per month.Build, hosting, maintenance and usually support in one price. What exactly is included, and can you cancel?

No model is always the cheapest. A one-off build looks cheaper on day one. A subscription is more predictable over several years. What counts is the total of everything you pay for as long as you use the site.

Think about what happens after a few years too. A site built once stands still at the moment of launch. New Google requirements, new devices, a new CRM: every change becomes a new project. Eventually a full rebuild often follows, and the sums start again. With a subscription the site grows with you, and that cost is already in the monthly price.

What a monthly price should include

A good monthly price covers everything needed to keep your site secure, fast and integrated. If one of these is missing, you pay for it later anyway.

Use this checklist when you read a quote or a subscription. First the technology:

  • Hosting. Your site has to run somewhere, fast and stable. Even during a traffic peak, for example after a new ad on Immoweb.
  • Updates. Software ages. A site that isn't updated gets slower and more vulnerable.
  • Security. An SSL certificate, backups and protection against attacks. Your site handles data from prospective buyers and tenants.

Then how it works:

  • The integration with your property CRM. An integration needs maintenance. When your CRM changes something, the site has to follow.
  • Support. Who helps you when a property doesn't show up or a form doesn't work? And how fast?
  • New features. Websites evolve. Think of new ways Google and AI assistants read your site. Do you get those improvements, or is each one a new project?

If any of these says "on request" or "time and materials", ask what that means in practice. That's where the surprises are.

The total cost: CRM, portals and website together

Your website is one part of your digital cost. You also pay for your property CRM and for your presence on the portals. Look at all three together.

This is what the whole picture looks like for most agencies:

  1. Your property CRM. This is where you manage properties, contacts and follow-up. You pay a licence, often per user or per office.
  2. The portals. Immoweb, Zimmo and Immovlan bring many visitors. You pay for listings or for a subscription.
  3. Your website. This is where people land who are looking for your agency, or who reach you via Google or an AI assistant.

Each of the three does something different. The CRM is your workplace. The portals bring reach. Your website is the place that is entirely yours: your brand, your listings, your leads, with no other listings next to them.

That's why it pays to look at them together. A well-integrated website saves work in your CRM. A website with its own property pages and search landing pages brings visitors who don't come via a portal. Seen that way, the question isn't only what your website costs. It's also what it earns you next to the rest.

"I still have to pay for my CRM too" is something we hear often. Fair enough. Include it in your comparison, and see which website takes the most work off your CRM.

What Habbi costs

Habbi, Salamander's property website with AI management, costs €249, €499 or €749 a month, excl. VAT. One fixed monthly price, no set-up fee.

Every site gets a fully custom design. Same engine, different bodywork. Your site integrates with your property CRM, even with more than one CRM at once. Habbi works with any property CRM, including your next one. Properties and agents sync automatically, and leads from your forms go to your CRM. The site is always up to date.

A few things worth knowing:

  • Extra sites. A second site, such as a project website, is possible on every plan. It costs 50% of your plan price: €124 on Essential, €249 on Pro and €374 on All-in, per month and excl. VAT. All sites of one client are on the same plan.
  • Modules and add-ons. You add these on top of your plan, when you need them.
  • Cancelling. Every plan can be cancelled monthly.
  • Buying out. That's possible too. Get in touch and we'll make you an offer.

An example: an agency on Pro with one project website pays €499 for the agency site and €249 for the project website. Together that's €748 a month, excl. VAT. Or €374 per website.

Speed counts on top of price. A website on Habbi is online within 2 to 4 weeks.

Then there's management. AI writes the texts for pages and blog posts, based on a context we build with you during the intake. Your property descriptions come unchanged from your CRM. That keeps your site current, without anyone at the office spending hours on it.

How to compare quotes

Put every quote next to the same questions. Then you quickly see which price covers everything and which doesn't.

Start with the total cost:

  1. Calculate over four years. Most websites are renewed after 3 to 5 years. Add up the build, maintenance and all monthly costs over four years. Only then are you comparing like with like.
  2. Look for the set-up fee. Is there an amount for analysis, design or launch? Count it.
  3. Check what's extra. A second site, an extra language, a new integration. Ask what each of these costs.

Then look at how it works:

  1. Which CRMs work? Ask whether the builder integrates with your property CRM, and what happens if you ever switch CRM.
  2. Does every lead reach your CRM? Ask them to show how an enquiry from the website ends up in your CRM.
  3. Who helps you, and how? By email, phone, WhatsApp, with AI. And within what timeframe.
  4. What happens after launch? Do you get new features, or do you pay for each improvement separately?

Finally, the terms. How long does the contract run? Can you cancel, and with what notice? Who owns the domain name? A quote that answers these questions clearly is usually a quote that won't surprise you later.
